Open Question: How to get approved on a rental application with my fiance with bad credit and low income due to illness?
I have a tricky situation.
I have been renting for about 2 years from the same property management. Only paid my rent late 1 time and it was only 1 day late. I have pretty good credit, but not the longest credit history, maybe 4 years.
Anyway, this coming summer I am planning on renting an apartment, house, cottage, duplex, or something similar with my fiance. I probably would be approved no problem as the only applicant. The problem is that my fiance has horrible credit and very little income because he has contracted a debilitating illness that only leaves him exhausted after an hour of light work (like an office job, not anything very physical). His parents would very likely cosign for him, but I am wondering if there is any way for me to be the only applicant and just have him on the lease so we don’t have to be sneaky about him living there? It is seems like the situation would be similar to a parent applicant with a child on the lease as a resident but a non-contributor to the rent… but I don’t know how it works. Any advice? A landlord’s advice would be much appreciated. Thanks.

Resolved Question: Do you like my story so far?
It was hard to have nothing. Everything was packed away in boxes and our house was empty and lonely. It was cold and it smelled of dust and the only sound we heard was my brother running around the empty house. Living in L.A. was too expensive so we were moving to Rhode Island. It was smaller than L.A . The whole state.

“Jillian get down stairs you are going to be late for school!!!!”My mom shouted from the kitchen.

“Coming!”I muttered under my breath.

I ran down the stairs and met mom at our card board box table. She gave me some toast and I was out the door. I walked to school my head boggled and empty like my house. After school I said bye to my friends and teachers. It was my last day here. I would never come back. Ever.

“Jillian can you stay one more day?!” Katie cried to me.

“Bye.” I hugged Katie my best friend who I would never see again.

I walked home slowly and sluggish. Mom was at the table getting her keys. I knew it was time to leave everything I loved. The palm trees and the warm air, the sweet smell of the nearby ocean, my home.

“Get in the car honey it’s time to go to the airport!” Mom yelled at me.

I really didn’t care if the plane crashed. My life was already gone and wasted. I walked as slow as I could to the car. I got to the car and starred at the house. It was then that I realized I was crying. I wiped my tears away and got in the car. I looked out the back window watching my home quickly fly away.

I woke up and I knew we were there at the airport. I got out of the car and walked inside the building. Mom and Danny followed me. We got there just in time to get on the plane. We walked to our coach seats and turned on Bambi for Danny. I fell asleep and when I opened my eyes, Rhode Island. Small and cold nothing like home, a dump.

“Mom, really is this really were we are going to live?!” I asked my mom.
Mom sighed and I immediately felt bad. Ever since my Dad left 3 years ago we were tight on money and mom said this is the best we could do.
“Sorry.” I told my mom.

She sighed and looked out the ice covered window of the plane. We walked out and headed to our rental car. A minivan. It was green and was the worst thing ever. Mom through a glance over her shoulder with a look that said Do-not-speak. I sighed but got in the van. It smelled like baby bottles and syrup and it made me nauseas.

“Mo-.” I stared to say but caught myself.

We drove up to a Pink house with a white fence. It looked like a Fairy Tale Cottage from Snow White. Who knew when the seven dwarfs would come out? The Car stopped and I carried Danny out of the car. Inside I already saw my bed. Uncle Jason most likely put them in. He lives down the street by the school. It was nothing like L.A. I hated it.

U wrote this yesterday and it is about a girl who moves and she thinks nothing couls get worse. L.A. to Rhode Island is a huge change. But when she finnally makes some friends she finds out her mom has cancer. It is suppose to be a tear jerker do you like it?Sorry that it is in the pet section but now one looks in books sorry!
Can you please tell people of my qustion I want to now if it is good so i can keep writing

Voting Question: 100% equity in home… need loan advice?
hey all,

i’m a 21 year old college student majoring in music (production/recording). i just purchased my 1st home cash/outright.
i lost my mom in 2001 when i was 13 and used the modest life insurance policy she left for me to purchase the home. after losing my mom i moved in with my grandmother and lost her in 2004 after a year long battle with cancer. she left me a 1400/mo inheritance which i have been using for my education and related expenses. this $ is from her interest in a family business and will continue uninterrupted until her siblings sell the 2 commercial buildings they own and rent out. unfortunately i am a silent partner with no voting power and/or the ability to borrow and/or cash out of my interest in the co.

i have 100% equity in this property and its TAX ACCESSED value is 200k. just before i purchased the property i bought (cash/outright) 50k of landscape equipment and will be self employed/full time in the spring of 09. my education is almost complete…1 more semester and will continue on a part time basis. at this moment i have 10 weekly customers (800/wk or 3200/mo) and am looking to increase that # to 20-25 by spring. my property will also generate income…it consists of a 4br house, 2 br cottage, 2 car garage and is zoned “village commercial”. with this zoning, there is an option to rent part or all of the property to certain types of business… pottery shop, general store, real estate office, bar/restaurant, etc. i have a couple ready to sign a contract for the cottage (1200/mo) and 2 roommates to share the house with me (600ea/mo). i also have the option to rent out a small commercial suite on the 1st floor of the house (1000/mo). my long term plan is to use this (comm) space for my professional recording studios… not ready ($).

although i do not “technically” have a declared income (yet), can i get a 100k loan using my property as collateral? moreover, can i use the rental, inheritance and landscape as income NOW, or how long do i have to wait to “technically” be considered a landlord and/or small business owner? i know i can handle this loan without any problem just with what i make right now. sad thing is… had i closed just a few months prior, it would have been “rubber stamped” by any bank and/or mortgage co. the way i found the property right up to the closing was done unconventionally… i am UNAFRAID to think and/or act out “outside of the box”. any information and/or suggestions will be greatly appreciated. hope all is well. have a good one.
