You want to make sure you are really getting a good deal when you are buying that foreclosed property. Is that home really below market value?
Here is an example what I am talking about. Lets say the foreclosed home is priced sixty thousand dollars below the current market price. That might sound like a great deal. It might take over one hundred thousand dollars to get it back in shape. You will want to get an inspection on the home.
Some times the home will need some repairs. If it does get a quote form three sources. Never just get a quote on the work that needs to be done from one person. When you do get the quote make sure you double it. It all ways cost more than you think.
make sure you have more than enough money for this project. You do not want to get half way and not be able finish the project.
Watch out for the unexpected cost. For example, lets say you want to rent the property once you purchase. You will need enough money in the bank in case you don’t get a renter for the property right away.
If you are going to have that property for rent. make sure you are going to be able to rent the property for 2 times the amount of rent. A good way to get in to trouble is if your rent payment only covers your mortgage payment.
It might seem like being very cautious but it is not. Their are a lot of things that are going to need to be payed for. Your fence could blow over in high winds. Or maybe you have a problem and the basement floods with water. if you are not planing for this you will come up short when it does happen.
Another great hint, if you do live in a colder climate is to be prepared for a broken pipe. even if the house was weatherized you can all ways expect a pipe to break. Even if you get the pipes inspected, when they turn on the water watch out.
You can expect a busted pipe. Just expect that its going to happen. This is where the reserve of money is going to help. Its only going to cost a few hundred to repair.
Just make sure you are around when the water department turns the water on. So you do not really have some problems with water damage.
